We are not passive town planners who take on a scheme as designed by the architect. We will proactively give design and planning policy advice. DEVELOPMENT SITE ASSESSMENTS, feasibility studies, planning policy assessments and legal checks are all part of our core skills.
One of our main roles is to get problem PLANNING APPLICATION & APPEAL schemes back on track. It is surprising how many projects fall into serious problems, with the Council planners either issuing an outright refusal or threatening to do so. In these situations, it is our role to help to improve the scheme, and then to re-negotiate and re-submit the project, or appeal if need be.
We advise developer clients, involving optimising the planning-value balance of a scheme, support architects in the design process and advise on development strategies. Advice is also given on the planning aspects of investment purchase situations, when difficulties arise and what best to do if a refusal occurs.
We preparing PLANNING, DESIGN AND ACCESS STATEMENTS for many years. These support schemes that we have worked up with the architects. We also do Statements for PLANNING ENFORCEMENTS and CERTIFICATE OF LAWFUL DEVELOPMENT SUBMISSIONS. Our role in preparing these types of Statements is to present the strongest possible case, thus ensuring that permission is obtained. Other statements include for appeals (see above), heritage and listed building work plus PLANNING OBJECTIONS.
We call it "scheme positioning"...the manner in which a scheme is "positioned" by proactive negotiations to give it the best possible chance of success. Our expertise is very much in good negotiation skills. It is often crucial to strike a balance between our client's, the Council's and the community's needs, and we have a lot of experience in this.
